With a total of 7 factories, Caledonian Modular has the capacity to produce 1000m² of modular accommodation units every day or a 120-bed hotel in a single week. Using their unique expertise in offsite construction systems, they deliver projects from school buildings and offices through to medium and high rise hotels, student halls and residential blocks, as well as accommodation for the Custodial and Military sectors.
On The Level has been chosen by Caledonian to deliver the wet room flooring for several major projects, including 158 floors for the new Defence College of Technical Training to transform the former RAF airbase. The floors were configured and designed with a gradient over the whole floor sized 2950mm x 2690mm and each cubical floor size was different to match the architect’s design. The flooring was covered in a non slip vinyl sheet flooring for ease of cleaning, also taking safety into consideration.
OTL also worked with Caledonian on the Fire Service College in Morton in Marsh. Consisting of 100 accommodation rooms, this mixed development provides fire service personnel and college guests the ability to be resident at the Fire Safety and Emergency Management training facility. A total of 100 modular floors were designed and custom made by OTL for the different room sizes and shapes.
On The Level and Caledonian also worked together on a student accommodation project at Gatwick Airport Terminal 5.

With new machinery arriving at OTL due to their recent investment, the larger size of wet rooms will provide Caledonian with even more options.
“The On The Level system can be designed to accommodate our custom needs. OTL takes the overall foot print of the wet room and produces a simple CAD sketch that can be easily understood. This is passed to our dedicated BIM Content Creator who creates a model with the necessary content. The design delivery team then simply integrates the component.
“The team at On-The-level are always proactive in terms of market trends and given a project challenge, when a design has been complex and deadlines have been extremely challenging, they deliver on time.”
